Tract 1: 60.65 +/- acres, 2.5 miles NE of Nortonville. North side of Carpenter Rd.

Tract 2: 141.40 +/- acres, 2.5 miles NE of Nortonville. South side of Carpenter Rd.

Tract 3: 73.61 +/- acres, 2 miles E of Franklin. The west tract.

Tract 4: 76.26 +/- acres, 2 miles E of Franklin. The east tract.

All tracts have been surveyed before the auction and will be sold based on dollar per surveyed acre basis.

Tract 1: 60.65 +/- acres of mixed-use land with productive farmland and timberland. The farm is 79.4% tillable, and the tillable acres have a P.I. of 122.3.

Tract 2: 141.40 +/- acres of mixed-use land with productive tillable farmland and timberland. The farm is 81.2% tillable, and the tillable acres have a P.I. of 120.1. The timberland acres present a great opportunity for hunters and recreational buyers.

Tract 3: 73.61 +/- acres of productive farmland. The farm is 84.5%, and the tillable acres have a P.I. of 118.5.

Tract 4: 76.26 +/- acres of productive farmland. The farm is 88.2% tillable, and the tillable acres have a P.I. of 115.1.

Tracts 3 & 4 have a maintenance agreement with the city of Waverly to maintain existing drainage structures on the farm. The obligations in the agreement will be assumed by the buyer(s). The agreement is available per request.
