Tract Details 

Tract 1: 80.00 acres – 134.3 PI, 96.2% tillable, wind income – Austin TWP

Prime farmland with wind turbine onsite.  Located on west side of Kenney Rd., approximately three miles northwest of Warrensburg, IL.  Thorp, Elburn, Sable, and Plano soils present.  Level to undulating topography.  Tract received $15,010.18 in wind income during 2023 ($187.63/acre).

Tract 2: 156.84 acres – 142.5 PI, 97.3% tillable, wind income – Austin TWP

Exceptional farmland with wind turbine onsite.  Located on east side of Kenney Rd., and north side of Poland Rd., approximately three- and one-half miles northwest of Warrensburg, IL.  Sable, Elburn, Plano soils present.  Level to undulating topography.  The 5.0 acre building site in the southeast corner has been excluded from this sale (*surveyed off from rest of tract).  Tract received $19,448.23 in wind income during 2023 ($125.47/acre).

Tract 3: 120.00 acres – 142.1 PI, 93.0% tillable, wind income – Austin TWP

Very productive tract of farmland with wind turbine onsite.  Located on southern side of Poland Rd., and west side of Drummer Rd., approximately three miles northwest of Warrensburg, IL.  Sable, Plano, Elburn soils present.  Level to undulating topography, drainage ditch through northwest corner of property.  Tract received $17,682.85 in wind income during 2023 ($147.36/acre).

Tract 4: 200.00 acres – 141.8 PI, 95.8% tillable, wind income – Austin TWP

May be the fanciest tract in the offering.  Wise Rd. runs along southern property line and Poland Rd. borders the tract to the east.  The farm is located approximately three miles northwest of Warrensburg, IL.  Sable, Elburn, Harpster, and Plano soils present.  Level to undulating topography, drainage ditch through middle of property.  Older dwelling, barn, and grain bin located off the road do sell with the farm.  No wind turbine located onsite but does receive participation and easement income.  Tract received $14,184.10 in wind income during 2023 ($70.92/acre).

Tract 5: 80.00 acres – 138.9 PI, 98.2% tillable, grain bin – Illini TWP

Sized right and productive acreage.  Lincoln Memorial Parkway borders the tract to the east and Shetland Rd. runs along the southern edge of the farm.  The property is located approximately three miles northwest of Harristown, IL.  Catlin, Flanagan, Drummer, and Sawmill soils present.  Undulating to gently rolling topography, waterway through northern portion of the property.  Tract #5 is improved with a grain bin on the northeast corner.

Tract 6: 88.54 acres – 139.2 PI, 89.9% tillable – Harristown TWP

Unique tract with exceptional soils.  Access to the tract is provided from Bruce Rd. along the southern property line and Meridian Ave. along the western property line.  The property is located approximately one mile northeast of Niantic, IL.  Drummer, Sawmill, and Elburn soils present.  Undulating to gently rolling topography with waterways through the property.  Tract #6 is unimproved.

Auction Details

Buyer’s Choice & Privilege method of sale.  The winning bidder will have the right to select any tract or combination of tracts after the first round of bidding.  Any tracts not selected will be offered to the runner up at the winning bid.  Process will continue until all tracts have been selected. 

This is not an absolute auction, and all winning bids will need to be confirmed and accepted by the Seller(s) prior to the full execution of the purchase agreements.  All tracts sell subject to Seller and Trust Committee approval.  At the conclusion of the sale, all winning bidders will execute the Buyer side of the purchase agreement and submit the purchase agreement to the Seller and Trust for review and final approval.  Seller & Trust Committee have until 1:00pm on August 28 to confirm and accept the winning bid(s), as stated in the purchase agreements.

Farm lease is open for the 2025 crop year.  Seller retains the 2024 crop and improvement income. 

Announcements made day of sale or over the online bidding platform will take precedence over all printed material. 

Final acres will be confirmed on day of sale.
