The property is being offered as a single tract via an online only auction. All bidding will be on a per acre basis (real estate tax acre). The final settlement price will be based on the respective tract acreage multiplied by the accepted bid per acre. The Forsyth Farm is located in Macon County, 2 miles east of Forsyth and 2 miles northeast of Decatur. This farm is 89.0% tillable with an overall soil productivity index rating of 136.5. The soils are made up of 44.5% Flanagan, 20.3% Catlin, and 12.0% Drummer soil types. There is a drainage ditch on the northwest side of this farm proving a good drainage outlet. There are 7.4 acres of CRP on the property.

This property is well located near Interstate 72 with exits just two miles to the east and west of the farm. Greenswitch Road provides good road frontage along the east side.

There are currently 3 oil pumping jacks on the property. These pumps have not been pumping due to oil prices but can be resume production at any time. When last pumping, the oil royalties paid to the farm ranges from $1,200 to $1,800 per year. All future payments will be made to the buyer.
