SOLD 160.0 acres for $17,750/A

The Grissom-Austin Farm is located 3 miles northeast of Warrensburg in the southeast part of Austin Township, in northwest Macon County. This farm has 152.87 tillable acres making it 95.1% tillable with an overall soil productivity index rating of 138.9. The soils consist of Catlin, Sable, Elburn, Ipava, and Shiloh soil types. The farm is gently rolling which provides good natural drainage and there are two drainage ditches connected to the farm for additional outlets for surface water and drainage.

This farm has been well maintained using several conservation methods to ensure top productivity. These methods include farmed terraces with tile inlets, a grass waterway, two concrete structures for surface water entering the ditch, and the use of the NRCS Conservation Stewardship Program. The tenants have remarked that this is often the first farm for field operations in the spring due to the natural drainage and soils.

This farm is well located 5 miles west of State Route 51 with good township road access along the western borders. Access to the fields include a bridge with a concrete floor crossing the east-west drainage ditch. The bridge had additional steel beams installed about five years ago to give it additional strength.

The farm is improved with two grain bins for a total of 16,000 bushels of storage. Both bins have an aeration floor and fan. The Grissom-Austin Farm also includes a wind tower on the northeast corner of the property with an income producing wind lease. The lease generated $23,910.53 in income for 2022.

This farm has an excellent rate of return due to the high yield potential of the soils combined with good natural drainage, added wind lease income, and lower real estate taxes when compared to other Class A Macon County Farmland.

Lease is OPEN for 2024!
